How We Build
One playbook, $275K a unit.
California delivers this housing for $800K to $1M a door. Here is how the same building costs us a third of that.
- One standard unit. Every SoLa building is drawn from the same spec book: the same unit layouts, the same trusted contractors, the same fixtures, refined across two dozen ground-up developments. Almost nothing gets designed from scratch.
- Repeated, not reinvented. Repetition is what makes it fast. On our newest projects the units arrive complete from Model Z, our own factory in Watts, and the whole building goes up in ten working days.
- Finished to last. Balconies, rooftop decks, in-unit laundry, ground-floor retail: specified once and repeated, which is how the amenities survive the budget instead of getting value-engineered away.
- Leased and lived in. Florence & San Pedro was 100% leased within 23 days of its Certificate of Occupancy, at rents 37% above underwriting. In Los Angeles, demand is not the risk. Supply is.
